A Schedule of Condition/Condition Report provides a factual record (including detailed photographs) of the condition of a property.
A commercial schedule of condition is prepared to limit the liability of the tenant for items of dilapidation under the terms of a proposed lease between the landlord and the tenant of the premises.
A condition report is recommended prior to construction works starting, or notifiable works under The Party Wall etc. Act 1996, being carried out. The condition report can then be referred to in cases where there is a dispute over damage.
